Your final walkthrough.

The Pre-Delivery Inspection is your chance to learn how your new home works and to document its condition together, about a week before you take possession.

What is a Pre-Delivery Inspection?

Your PDI serves two purposes, and both are about making sure you move in with total confidence.

First, it's an opportunity for us to educate you about how to operate your new home, so that it runs smoothly and efficiently from day one. We'll walk you through the systems and features so nothing about your home is a mystery once the keys are yours.

Second, the PDI allows us to assess and document together any outstanding, incomplete or possibly damaged items inside or outside the home. Anything we note is recorded so it can be addressed, giving you a clear, shared record of your home's condition before you take possession.

When it happens & who attends

The PDI is one of the final steps before closing, scheduled so there's time to wrap up any details.

Your PDI will take place approximately one week prior to the Closing Date. A separate Closing and PDI Sign-off appointment is then scheduled on the actual closing date, during regular business hours.

Only the purchasers listed on the Agreement of Purchase and Sale may attend the PDI. To keep the walkthrough focused, no friends, family, children, realtors, home inspectors, or guests may attend. If you're unable to attend in person, you may assign a designate by completing the appropriate form.

Your PDI is scheduled roughly seven days ahead of your closing date, leaving room to wrap up any details we document together.

Purchasers only

Only the purchasers named on the Agreement of Purchase and Sale may attend, which keeps the walkthrough focused and the record clean. Can't make it? Assign a designate with the appropriate form.

A separate Closing and PDI Sign-off appointment happens on your actual closing date, during regular business hours.

Signing off is the formal close of your walkthrough, it confirms what was reviewed and sets the path for anything still to come.

At your Closing and PDI Sign-off appointment, an Ironstone representative walks the home with you and signs off on the items documented during your Pre-Delivery Inspection. This appointment takes place on your closing date, during regular business hours.

Everything noted is logged against your home so it can be scheduled and completed. You leave with a clear, shared understanding of what is finished and what is still on our list, no guesswork, no loose ends.

What the walkthrough covers

Two things happen during your PDI, learning your home, and documenting its condition.

Learning your home

We'll show you how to operate your new home's systems and features so it runs smoothly and efficiently, and so you feel at home with how everything works.

Documenting condition

Together we'll assess and document any outstanding, incomplete or possibly damaged items, inside and outside the home, creating a shared record before possession.

Come prepared

Tarion publishes a PDI Checklist on its website to help you know what to look for. Reviewing it ahead of time helps you make the most of your walkthrough.

Who's in the room

The walkthrough is for the purchasers named on the Agreement of Purchase and Sale (or a chosen designate), keeping the inspection clear and on the record.

Backed by your Tarion warranty

The PDI isn't just a formality, it's the moment your home's coverage and its documented condition come together.

Once your PDI is complete, you'll receive your Tarion Certificate of Completion and Possession by email. For more detail on what to look for, Tarion's website hosts a PDI Checklist you can review before your appointment.

The result is peace of mind: a home you understand, a condition you've documented together, and warranty coverage in place, so you can settle in knowing everything is accounted for.
